AP Thailand’s Upcoming Ultra-Luxury Condominium in Asoke

“16th Avenue by AP” is currently an unofficial working name used to identify the project. The official project name and full details have not yet been announced by AP Thailand.

AP Thailand is preparing a new ultra-luxury condominium on a prominent site in the heart of Asoke, beside Exchange Tower and opposite Benjakitti Park.

The development is expected to introduce an exclusive residential experience within one of Bangkok’s most established business and lifestyle districts. With its central location, limited number of residences and open outlook towards Benjakitti Park, the project could become a distinctive new addition to Bangkok’s ultra-luxury residential market.

A New Ultra-Luxury Landmark in Asoke

Preliminary information indicates that the development will rise approximately 190 metres across 48 storeys.

The tower is expected to comprise only 196 private residences, creating a comparatively low-density living environment for a high-rise development in central Bangkok. Its limited number of homes, generous starting sizes and substantial parking provision suggest a strong focus on privacy, space and sophisticated long-term living.

Residences are reported to begin from approximately 50 sq.m., indicating more spacious layouts designed for residents seeking greater comfort within the city centre.

The project is also expected to provide approximately 328 parking spaces, equivalent to a parking ratio of around 167%. This level of parking provision is notably high for a central Bangkok condominium and further reflects the project’s anticipated ultra-luxury positioning.

Preliminary Features and Facilities

Although AP Thailand has not yet officially released the complete facilities programme, preliminary information suggests that the development may follow a pet-friendly policy.

The project’s elevated position and location opposite Benjakitti Park may provide open green views from many residences. At approximately 190 metres in height, the tower could also offer extensive outlooks across the surrounding Asoke and Sukhumvit skyline.

Views on the side adjoining Exchange Tower may be more limited, depending on the final building orientation and residence layouts. Further information regarding the facilities, residential designs, interior specifications and shared spaces will need to be confirmed when the project is officially introduced by AP Thailand.

A Prime Location Opposite Benjakitti Park

The project is positioned beside Exchange Tower and directly opposite Benjakitti Park, placing it within one of Bangkok’s most important commercial, residential and transportation districts.

Residents will also be surrounded by major office buildings, international hotels, restaurants, shopping destinations and lifestyle amenities.

Benjakitti Park is one of the project’s most important location advantages. Its position opposite the park is expected to provide a more open outlook than many developments in the densely built Asoke area, together with convenient access to extensive green space in central Bangkok.

Preliminary information also suggests that the development may be accessible from both Sukhumvit Soi 16 and Ratchadaphisek Road, providing convenient connections to the surrounding central business district. The final entrance and access arrangements have not yet been officially confirmed.
