Thailand’s Branded Residence Market Continues to Grow

Thailand remains one of Asia’s leading markets for branded residences, supported by growing demand for luxury homes connected to international hotel, lifestyle and design brands.

According to hospitality consultancy C9 Hotelworks, Asia’s branded residence market is valued at approximately US$40 billion, or THB 1.3 trillion, in 2026. The market includes more than 64,000 residences across 268 developments in 14 Asian countries.

Vietnam currently has the highest branded residence market value in Asia at approximately US$8 billion, while Thailand’s market is valued at around US$6.4 billion, or THB 205 billion.

Although Vietnam leads in total market value, Thailand remains the regional leader in the luxury segment, with 30 luxury branded residence projects. This compares with 18 projects in Vietnam and 13 in South Korea.

C9 Hotelworks defines luxury branded residences in Thailand as condominium units priced from approximately THB 20 million and villas priced from THB 100 million.

Thailand’s branded residence market is also becoming more established. Buyers are increasingly purchasing these properties as long-term homes rather than only as holiday residences or investment properties.

Developers are responding by introducing projects connected to global hotel brands, lifestyle names and design companies. Porsche Design Tower Bangkok is one example of a branded residence developed in partnership with a brand outside the hotel industry.

The market is also moving towards standalone branded residences that are not directly connected to a hotel. These developments currently represent approximately 22% of Thailand’s branded residence supply.

Bangkok has the largest branded residence supply in Thailand, with approximately 5,031 units. Phuket follows with around 3,465 units, while Hua Hin has approximately 3,017 units. Koh Samui is another growing location for branded residences, supported by its international tourism market, luxury villa demand and lower land prices compared with Phuket.
