The four freehold residences currently being discussed include SRS by Sansiri, Upper House Residences Bangkok and The Wireless Residences by Upper House, SC Residences, and CL Residences.
SRS by Sansiri

SRS by Sansiri is one of the most exclusive rumored freehold condominium projects near Lumpini Park, expected to be located at the corner of Sarasin Road and Soi Sarasin 1, directly opposite the park.
Based on unofficial EIA-related information, SRS is planned as a 17-storey ultra-luxury residence with 7 basement levels, only 11 units, and approximately 86 parking spaces. Reported unit types include 4-bedroom residences of around 423–425 sq.m., 5-bedroom duplex residences of approximately 859 sq.m., and 6-bedroom triplex residences of approximately 988 sq.m.
With its extremely limited unit count, large-format residences, and rare Sarasin Road address, SRS is expected to be positioned as a trophy asset rather than a typical luxury condominium.
Upper House Residences Bangkok & The Wireless Residences by Upper House

Upper House Residences Bangkok and The Wireless Residences by Upper House are two major freehold developments in the Wireless–Lumpini area, occupying a rare 7.9-rai freehold site on Wireless Road with direct views over Lumpini Park.
Developed by City Dynamic Co., Ltd., a joint venture between City Realty and Swire Properties, the development represents the world’s first residential project under Hong Kong’s Upper House brand. It comprises two towers designed by Foster + Partners: the 52-storey Upper House Residences Bangkok with 156 residences and the 71-storey The Wireless Residences by Upper House with 239 residences.
The residences range from spacious one-bedroom units starting at approximately 85 sq.m. to penthouses exceeding 800 sq.m. Selected premium residences feature private lift access and panoramic views across Lumpini Park.
Based on current market information, prices are expected to begin in the THB 40 million range. The Wireless Residences by Upper House is positioned at approximately THB 40–60 million, while Upper House Residences Bangkok is expected to start from around THB 80 million.
SC Residences

SC Residences, which is rumored to be named Rosewood Residences, is currently believed to be a temporary EIA-based project name. The development is expected to be located on Rama IV Road, opposite Lumpini Park and near One Bangkok.
According to unofficial information, the project is planned as a 37-storey high-rise condominium with three basement levels, only 85 residential units and one commercial unit, set on approximately 2-1-87 rai of land.
Residences are expected to start from approximately 173 sq.m., with layouts ranging from two-bedroom units of around 173–194 sq.m. to five-bedroom residences measuring approximately 648 sq.m.
All units are expected to feature private lift access and views toward Lumpini Park. The project is also reported to be pet-friendly, with facilities located on the 7th and 31st floors and approximately 298 parking spaces.
CL Residences

CL Residences is an upcoming freehold condominium project based on EIA information, expected to be located on Chidlom Road, opposite 28 Chidlom.
According to unofficial details, the project is planned as a 38-storey high-rise condominium with only 158 units, with every residence expected to feature private lift access.
The project has reportedly been under construction, although official sales information has not yet been released. Market speculation suggests it may launch closer to completion, with a rumored international designer collaboration adding to its luxury positioning.
With its Chidlom Road address, CL Residences may appeal to buyers seeking a central freehold residence near Central Chidlom, Central Embassy, Langsuan Road, Lumpini Park, and BTS Chit Lom.
