Bangkok’s prime residential market is entering a new cycle of growth, with a new wave of developments focused on space, branding, and long-term livability. Unlike previous years where volume dominated, the latest launches across Sukhumvit and central CBD locations are increasingly defined by lower density, larger layouts, and stronger lifestyle positioning.

In the Phrom Phong district, Noble Emmerse Phrom Phong represents one of the most notable upcoming launches along Sukhumvit Road. Located at Sukhumvit 30, the project reflects a move toward larger-scale, family-oriented urban living within one of Bangkok’s most established luxury neighbourhoods. Early details indicate a high-rise development of approximately 55 storeys with around 358 units, supported by a high parking ratio and a broader unit mix. This includes larger multi-bedroom layouts, which are increasingly rare in new central Sukhumvit launches. The project highlights a clear shift toward end-user demand, where functionality and livable space are becoming key decision factors.

Another key launch in the same area is SLS Residences Bangkok Sukhumvit 24, marking the brand’s first entry into Asia’s branded residence market. Comprising 78 private freehold residences within a single 36-storey tower, the project is positioned in the prime Phrom Phong area and combines Modern Classical architecture with Art Deco elements. This highlights Ekkamai’s role as a higher-volume, mixed-demand residential zone, contrasting with the lower-density, privacy-focused developments seen in Phrom Phong.

Asoke CBD

With just 88 exclusive residences, InterContinental Residences Bangkok Asoke offers spacious 2–3-bedroom corner units with only 4 units per floor, reinforcing its appeal as a low-density luxury condominium in Sukhumvit 16. Each residence is designed to maximize privacy while capturing open city views across Bangkok’s skyline.
