Bangkok Dusit Medical Services, or BDMS, has unveiled WellEra Bangkok, a major mixed-use wellness development valued at more than THB 29 billion.

Located at the intersection of Langsuan and Sarasin roads, directly beside Lumphini Park, the project will combine luxury residences, preventive healthcare, wellness hospitality and lifestyle retail within one integrated destination.

WellEra is expected to open fully in 2030 and will introduce Capella Residences Bangkok, marking an important new addition to Bangkok’s growing branded residence market.

Capella Residences Bangkok at WellEra will comprise 262 private residences within a 45-storey tower.

The project is being developed through a partnership between BDMS and Capella Hotel Group, combining medical and wellness expertise with Capella’s personalised hospitality services.

Residents are expected to have access to wellness-focused services such as personalised health programmes, wellness specialists, biometric monitoring and dedicated concierge support.

Planned residential facilities include an infinity pool, plunge pool, spa areas, mindfulness studios, private lounges and recreational spaces overlooking the Bangkok skyline.

An Integrated Wellness Ecosystem

WellEra Bangkok will cover more than 200,000 square metres and will comprise four main components:

  • Capella Residences Bangkok
  • The BDMS Wellness Clinic
  • Urban Wellness Retreat
  • Lifestyle retail spaces

 

The BDMS Wellness Clinic will focus on preventive healthcare, health assessments and personalised wellness planning.

The Urban Wellness Retreat will feature 168 guestrooms within a 20-storey urban wellness retreat building, offering programmes designed around relaxation, recovery, and healthier living.

Lifestyle retail areas will include dining, wellness and community spaces intended to support daily convenience and social interaction.

Together, these components are designed to create a complete environment where healthcare, residential living & hospitality are closely connected.

Wellness-Focused Design and Technology

The project will incorporate environmental features intended to improve everyday comfort and well-being. These include advanced air filtration systems, improved water quality through advanced multi-filtration, lighting designed in synch with your biological clock that supports sleep cycles, acoustic control & carefully temperature-controlled humidity.

WellEra is also targeting WELL Platinum, Fitwel 3-Star and LEED Gold certifications, reflecting its focus on occupant health, sustainability and energy efficiency.

The architecture is being designed in collaboration with Kohn Pedersen Fox, the international firm behind several major global developments.

Biophilic design, landscaped areas and pedestrian spaces will be used throughout the project to strengthen the connection between residents and nature.

Direct Access to Lumphini Park

One of WellERA Bangkok’s most important advantages is its location beside Lumphini Park.

A planned bridge connection will provide convenient access to the park, allowing residents to walk, run & exercise within one of Bangkok’s largest green spaces.

The project is also located near Langsuan, Wireless Road, Chidlom, Ratchadamri and One Bangkok, placing it within one of the city’s most prestigious residential and commercial districts.

Freehold land near Lumphini Park remains extremely limited, making the location particularly attractive within Bangkok’s luxury property market.

A New Direction for Bangkok Branded Residences
