Prior to the onset of the Covid Pandemic, Bangkok witnessed a wave of super luxury condominium launches, broadly categorized into two groups. The first are non-hotel branded super luxury residences, followed closely by hotel-branded luxury residences. Notable super luxury residences pre-Covid included Q1 Sukhumvit, The Marque Sukhumvit 39, The Estelle Phromphong, Nimit Langsuan, The Esse Sukhumvit 36 and The Strand Thonglor to name a few. Meanwhile, hotel-branded super luxury residences included Kempinski Residences Bangkok, Aman Nai Lert Park Residences, Dusit Central Park Residences, The Residences at Mandarin Oriental Bangkok, Banyan Tree Riverside Residences Bangkok and Four Seasons Private Residences Bangkok. The latter developments, particularly those along the Chao Phraya River, introduced a resort-style living concept to Bangkok’s luxury residential market.

Due to the impact of the Covid Pandemic, coupled with lingering effects of the US–China trade war, developers shifted their focus toward clearing unsold inventory between 2020 and 2024. As market conditions stabilized and the majority of inventory within the super luxury segment was gradually absorbed, confidence began to return to the market.

From the latter half of 2024 onwards, Bangkok developers resumed launching super luxury condominiums. Major Development initiated this trend with the highly anticipated launch of MUNIQ Phrom Phong, which achieved an exceptional sales performance by selling approximately 95 percent of its units within a single day. This momentum continued with the launch of MAVISTA Phrom Phong, an ultra-luxury residence comprising just 45 spacious units featuring private lift lobbies and a pet-friendly environment. With completion scheduled for 2029, the project has already reached around 50 percent sold.

The recovery of the super luxury segment was further reinforced by the launch of InterContinental Residences Asoke Bangkok in November 2025, which achieved higher-than-expected sales of over 50 percent during its presales phase alone.

Following these positive market signals in 2024 and 2025, 2026 is shaping up to be a banner year for super luxury residences in Bangkok, particularly within the hotel-branded segment. Current market trends indicate that luxury residential developments are no longer competing solely on specifications and privacy. Instead, greater emphasis is being placed on lifestyle-driven solutions, service offerings, and long-term living experiences tailored to high-net-worth individuals, global citizens, and international investors seeking quality assets in major Asian cities.

New Super Luxury Branded Residences Launching in 2026

The year 2026 is widely regarded as a key milestone for Bangkok’s super luxury branded residences market as high-end developments regain momentum. Central Sukhumvit, Thonglor, and Phrom Phong continue to stand out as prime locations where global hospitality brands and leading developers consistently choose to invest. Projects such as InterContinental Residences Asoke Bangkok, developed by CG Capital in collaboration with a property fund backed by the group behind Central Department Store, comprise just 88 exclusive units and are located on Sukhumvit Soi 16, with an official launch scheduled for February 2026. This will be followed by Still Sukhumvit 20, a flagship development by SET-listed SC Asset, offering 124 units with private lift lobbies and full concierge services along Sukhumvit main road.

Other upcoming projects in 2026 include SLS Residences Sukhumvit 24, which focuses on personalized lifestyle living. At the same time, Upper House Residences Bangkok, located on Wireless Road and developed by City Dynamic—a joint venture between Swire Group of Hong Kong and City Realty of the Sophonphanich family—is expected to set a new benchmark for hotel-branded residences in Bangkok, drawing inspiration from the renowned Upper House hotel in Hong Kong. Another notable highlight for 2026 is Sansiri Sukhumvit 51, an all-penthouse development comprising just 11 exclusive units, with full EIA approval and a scheduled completion in 2027, reflecting growing demand for ultra-limited luxury in the Thonglor area.

In conclusion, 2026 is expected to be an exciting year for aficionados of branded residences in Bangkok. The Sukhumvit–Thonglor corridor is increasingly recognized not merely as a residential neighborhood, but as a significant asset class within Bangkok’s super luxury real estate market.
